Does anyone know anything about Coldwell Bankers/Crossroads Realty here in Lawton?

Samantha --- 15 years ago -

I wouldn't recommend them. They have shady realtors and practices that generally screw buyers/sellers. I heard great things about Larson Real Estate and bought my first house with them!

We actually had a super experience with them... Louie Hill was super awesome and patient with us. Only showed us houses is great locations and pointed out flaws in potential houses I was considering. We bought a nice house in a great area thanks to Mr. Hill. Very honest, polite and hard working man....

It's actually illegal for realtors to point out flaws that aren't disclosed in the listing material or sway you to or from certain areas.

Hi D, I would definitely recommend Kim Thomas with Remaxx; that lady is just awesome! She's nice, honest and very very patient. She'll make it her personal goal to find you the perfect house for you and nothing less.

It might be illegal, but they do it. I had a realtor take me to some houses all over Lawton. She pointed out if she saw foundation problems like cracking if I didn't see them, she told me about how one house was not remodeled right, but that it could be fixed. She pointed out all kinds of problems with houses we looked at. It may not be legal, but some realtors will say what they feel is morally right to say. Most people that are looking to buy will not say anything either because they are grateful for the help and honesty.

d- Avoid Jay Kinder like the plauge. I can pass you on to my husband who can tell you all kinds of scams this man runs!! As for good realtors in this town, there are plenty. I know of several good ones at Remax to include Wally, Linda Parker, or even Pam and Barry. Avoid Jones Parks...they have a horrible reputation and will stick it to you every which way loose! United is good...I think the gentleman we had spoken with previously...his last name was Hux? Or Huxtable? I am bad with names. I will get that information to you.

How can it be illegal for a realtor to point out problems with a property? I don't think it is or they wouldn't be doing it on TV? Have you ever watched House Hunters, Property Virgins or My First Place on HGTV? The realtors always tell their clients about problems with the property if any; I think is their job. If it wasn't for that, I would have bought a property that would have costed me 15 grand to fix, I was getting ready to put an offer in when my realtor called me to let me know and we backed out. Is a property you're buying, thousands of dollard spend, you have the right to know if there is anything wrong with it.

It's against their code of ethics. They are not allowed to sway a buyer from a home, they can only state facts about it from the contract or inspection if there has already been one. It can be seen poorly only because they may want to sell a more expensive home or are trying to tick off another realtor by convincing a buyer against that house. You don't know for sure until an inspection whether a crack is natural settling which won't harm the house, or if it's a disaster in the making--until you have your inspection. Chances are your realtor found out the problems were disclosed in the listing and let you know. On the flip side, an honest listing agent needs to be sure to disclose all known problems with a house prior to listing it do that any potential buyers know before making an offer. Avoid Pam and Barry, some have decent experiences, but they are crooked. Especially when they 'flip' a house. Homefinders os the same if they even do much business anymore.

I have run into a problem with them and I am not happy by any means. I don't know what to do or where to complain. I have emailed coldwell bankers and talked with a gentlemen at the board of realtors and even johnnie himself and haven't gotten anywhere. I met a realtor from there at an open house and and then met with her on monday nite, i signed a buyer broker agreement not knowing what the heck i was doing, reread when i got home and contacted her 1st thing tues morning requesting a release from this, well its going on 2 weeks and I have gotten nothing but a run around, NO Customer Service satisfaction what so ever! It doesn't matter why I want it or whether I am wanting to use someone else I am the customer and that is what I requested. No time was wasted on her behalf at all. Any suggestions on anywhere else I can complain or go to?

Your best bet is going to coldwell banker and requesting to see the agent AND the broker. Doing it face to face would be the fastest way to resolve the problem. There are a few real estate offices that do not require or push a listing or buying agreement. You can go back to the board of realtors to request action be taken. You may also be able to contact the Oklahoma state board of realtors and see if you can file a complaint and they may be able to take action also. Sorry it happened to you and hopefully it gets resolved asap!

Thanks Samantha, I have done pretty much all of the above. JUST so irritating that people can be so obnoxious.

Samantha --- 15 years ago -

Yes it's very frusterating. The best option just may to go to the broker of the office and state you will bring it in front of the board if they do not terminate the agreement due to the realtors negligence to properly explain the paperwork. In the meantime I do encourage you to seek another realtor to help you in finding a home. Please remember ANY realtor can sell you ANY house listed. You do not need to go to the agent who has the home listed to purchase or view it. A new realtor may also be able to help you get out of your current agreement a bit faster. Good luck!!

I used alan boggs and he was so helpful, he helped us get the seller to fix everything in the house they spent nearly 1500 in repairs thanks to him! we also closed in 2 weeks!

I'm not sure about any of the ones ya all are talking about but don't go through Colonial, the guy Joe is VERY pushy to buy the house he is having us look at. We finally stopped going to him and told him to leave us alone and have decided to start looking for another Realtor as well....so this is all good info....

I finally got my letter of release. IT was such a headache, I will not recommend them to anyone what so ever! I should have learned my lesson from renting through them before. I do recommend to those that are looking Homecreations.com Amy is awesome! She can help with any home purchase through them or any other home you are interested in.

There was a lady I spoke with at Parker Jones. I think her name was Pam. We were looking for rental houses and even though they didn't have what we were looking for, she gave us a print out of houses for rent online through othere companies and a map of Lawton and tried to help us determine where would be a good place to rent. Super nice! I would recommend her for sure.
